    A poa is to be used only in cases where the signer cannot for some reason sign. What you would be doing is illegal- The money was paid to him, put in his account. You could go to jail. (I live in Tennessee and I am a mortgage lender and deal with P.O.A.’s alot). You really need to see a lawyer immediately! Good luck!

You may also want to look into a legal services plan which is a pretty inexpensive way of getting legal help from one of the top law firms in your state. The plan we use is http://www.prepaidlegal.com/hub/caringhand0 as you said you don’t want to start something you can’t finish and this is the kind of help you need to make sure what you should or shouldn’t start and how tofinishh it.
